To understand why you must first understand that blacktop it a petroleum product. The natural oils present in it provides that beautiful deep black finish which is asphalt’s signature.
In addition to the appealing finish, these oils also provide the elasticity that is another hallmark of asphalt. This allows it to be easily poured – hence the shorter installation times – and allows it to expand and contract to match the surrounding air temperature. This in turn makes it more resistant to cracking than concrete.
The UV rays in sunlight as well as extremes of weather and temperature however can damage these oils. Sealcoating sprays a chemical over the asphalt surface that dries to form an invisible but powerful protective barrier.
Therefore if you want your paved surface to continue looking great for years and years to come, we highly recommend you consider sealcoating.
Repair – Including Potholes
Potholes are caused by small cracks in the asphalt surface. Left untreated, they allow water to seep all the way down to the base layer that, over time, causes the base layer to degrade and finally crumble and collapse. When this happens, the above materials, including the top blacktop layer, sink into the damaged area, creating a hole.
We can easily repair potholes by removing this damaged material, refilling the hole and placing a new layer of asphalt over the top to effectively seal the repair.
As easy as we can repair potholes however, it is just as easy to prevent them forming in the first place! It's an excellent material to repair, and cracks can often be tackled with simple fillers.
